The neighborhood surrounding Commons Park in Royal Palm is known as The Willows. Homes in The Willows were constructed in the 1970s and vary in size, most of the homes have 3-4 bedrooms and 2-3 bathrooms.
The housing market in The Willows is relatively healthy as there is currently 3 homes for sale, with 2 of those homes just going on the market less than 8 days ago. The typical price range over the last 6 months in The Willows has steadily been between $260K & $350K depending on renovations done to the home. With that said, there was a home that sold in May at $400,000, this home was first listed at $449,900 over 7 months and had already fallen through on selling once, according to MLS records the home was purchased with a conventional loan meaning an appraisal was performed. The sales price of $400,000 is currently seen as an outlier.
When considering selling your home, the obvious question is “how much can I sell my home for?” The answer is subjective, ask 5 different real estate agents and you will get 5 different answers. The goal of figuring out how much you want to list your home is finding that “sweet” range. The biggest factor that I have seen in The Willows when it comes to pricing your home is the renovations. Renovating the kitchen and bathrooms and the flooring will substantially increase your home in this neighborhood from a price of high $200K’s to the Mid $300K’s.

In April 2019, the median sales price in Wellington was $456,250 for a single-family home compared to $440,000 in April of 2018. That is an increase of 3.7% in the median sales price year-over-year. Where we see the larges increase in median sales price year-over-year is with townhomes and condos, in April the median sales price was $260,000 compared to a year ago which was at $224,750. That is an increase of 15.7%! The steady increase in home prices indicates that the market is still progressing and the time is right to place your home on the market if you are on the fence.
As for inventory on single family homes in Wellington, there were 147 new listings, 91 listings under contract, and 98 SFH closed in the month of April. Inventory on townhomes and condos is a lot smaller considering the majority of Wellington is single family homes. In April, there were 39 new listings, 33 were under contract, and 31 were closed. Another big thing to point out is that the time to contract on the townhomes and condos has dropped 26.1% since the same time last year.

When we think of the western communities in Palm Beach County we often overlook Royal Palm Beach. The Village of Royal Palm Beach is located just north of Wellington and West of West Palm Beach. Although it is considered a quiet place year round, don’t let that fool you as Royal Palm has its share of entertainment for all ages.
